Job Description


The client is looking for a results-driven Asset Manager to manage a portfolio of assets with the main goal of increasing their value and minimizing risks.
They will also evaluate new acquisition opportunities.


The Asset Manager will be tasked with communicating with on-site property managers, conducting risk analyses, preparing financial and asset management reports, reviewing policies, and developing strategies to maximize asset growth at the property level.


Ultimately, an outstanding Asset Manager should have knowledge of real estate and a strong financial background.
This position reports to the Vice President.


DUTIES AND RESPONSIBILITIES:

  • Be the point person to solve problems, create greater efficiency, and maintain our relationships with our on-site property managers, tenants, and vendors.
  • Oversee required quarterly financial and annual profit and loss reports, certified rent rolls, and other submissions to our lenders and asset managers.
  • Review analysis of building operating expenses and rental revenue and prepare annual operating budgets for entities as required.
    Review internal budget to actual reports monthly.
    Monitor and discuss the expenditure reports with owners.
  • Review insurance policy requirements for the asset portfolio with our insurance brokers and provide proof of insurance as required to lenders and other agencies.
  • Obtain bids and manage capital improvement projects for various properties.
  • Occasionally communicate with tenants to coordinate move-ins, move-outs, unit showings, work orders, billing questions, etc.
  • Evaluate new acquisition opportunities by sizing up rent rolls and profit and loss statements in our workbook.


Requirements:

  • Bachelor’s degree in Business Administration, Real Estate, or related field.
  • 2-5 years of previous experience in commercial property management.
  • Proficient in Microsoft Office (Excel, Word, Powerpoint).
  • Experience with Appfolio Management System is a plus.
  • Must be able to prioritize multiple deadlines in an efficient manner.
  • Ability to work independently and collaboratively.
  • Excellent organization skills.
  • Strong verbal and written communication skills.
  • Must be team-oriented and possess an “upbeat/can-do” attitude.


Job Type: Full-time


Salary: $50,000.
00 - $60,000.
00 per year
