Community Manager The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. They manage all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management. As an on‑site leader, they supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns. Preferred Experience for Affordable Assets Minimum of 2 years’ experience with affordable housing programs, including LIHTC, HUD (Project Based Section 8, Section 236, PRAC, 811 PRA, USDA – Rural Development (515), HCD, HOME Funds and Bonds) Affordable Housing Accreditation (HCCP, HCP‑E, COS, BOS, TCS, CPO) or other applicable designations in affordable programs is preferred but not required. Essential Duties & Responsibilities Personnel Management: Regular/daily on‑site attendance is required; screen, hire, train, coach and develop on‑site staff; document performance; ensure staff compliance with company policies. Financial Management: Achieve the highest possible net operating income through effective cost control and revenue improvements; develop yearly operating budgets/forecasts; reconcile deposits, rent collections, vendor invoices, and generate accurate ownership financial reports. Strategic Leasing Management: Develop yearly marketing plan; ensure effective leasing techniques; handle resident complaints, retain residents, and manage resident retention programs. Administrative & Maintenance Management: Ensure accurate reporting; lead emergency response; manage customer service and maintenance turn‑around; maintain property appearance; coordinate repair work; monitor vendor bids and construction activities. Education/Experience High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Basic computer skills and ability to perform all on‑site software functions. Knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Regular standing, hand use, reaching, walking, sitting; occasional stooping, kneeling, crouching, crawling; lift up to 25 lbs. Physical demands represent those necessary for the essential functions of this role; reasonable accommodations may be made to enable individuals with disabilities to perform essential functions. License/Equipment Reliable transportation is required due to the emergency on‑call requirement.
