Assistant Maintenance ManagerOur client is seeking an Assistant Maintenance Manager for one of their flagship apartment communities. The ideal candidate is a proven leader and must be skilled in all areas of general maintenance and must be able to perform physical maintenance operations of the property.Your RoleMaintain the interior and exterior physical condition of the assigned property in a professional mannerConduct routine inspection and preventive maintenance of all building-related systemsCoordinate response to resident maintenance requests in a timely and efficient mannerReliably handle emergency situations and quickly communicate issues to your supervisor and fellow team membersDevelop and manage an on-call schedule with neighboring sitesEffectively manage the apartment turnover processOversee selection and management of all maintenance-related vendorsManage capital projects onsite as needed including the bid process and project/construction managementAssist with the creation of the property budget and ensure cost effectiveness across all maintenance-related areasYour ValueDedication to the Residents always work to resolve their issues and exceed their expectations, doing so in a timely manner with open communicationDedication to the Vision always represent the high standards we've set for ourselves and each otherDedication to the Team always be willing to roll up your sleeves and get the job done no job is "below your pay grade"Your Skills3+ years of experience in Residential Property Management (preferably as a Manager)Skilled in all areas of maintenance, turnover, and building systemsWillingness to jump in and learn new tasks and systemsAbility to work independentlyDesire to take initiative and solve problemsExcellent communication skills, both written and verbalWell-organized and possess the ability to multi-task and prioritizeProactive and problem solving approachParticipate in on-call rotationCustomer service-oriented and able to effectively communicate with othersStrong verbal and written communication skillsAble to cultivate a strong and respectful sense of team environmentYardi proficient with working knowledge in its utilization for the turn over process, capital tracking, and work order processingKnowledgeable in HVAC, mechanical, electrical, plumbing, fire dry and wet systems, alarm systems, and general building maintenanceAble to Plan, schedule and coordinate a maintenance requests, and apartment turn-oversPerform periodic site inspectionsCollaborate with team members in developing new systems or working through site challengesThe Perks!Market competitive salary, on-call and overtime pay, bonuses and performance-based incentives.Comprehensive health, dental, and vision insurance plans.Professional development opportunities.Generous vacation and leave policies.
