We are seeking a highly organized and motivated Assistant Project Manager (APM) to support the successful delivery of residential ground-up construction projects throughout Florida. The ideal candidate will assist the Project Manager with project coordination, scheduling, permitting, subcontractor communication, budgeting, and document management from preconstruction through closeout. This role is ideal for someone looking to grow their career in residential construction management while working in a fast-paced environment with multiple active projects. Key Responsibilities Project Coordination Assist Project Managers with day-to-day management of multiple residential construction projects. Coordinate subcontractors, suppliers, and consultants. Track project schedules and milestones. Maintain project documentation and ensure all files are current. Assist with project closeout documentation. Scheduling Update and maintain project schedules. Prepare weekly project updates and look-ahead schedules. Track critical path activities. Monitor subcontractor progress against schedule. Budget & Cost Control Assist with preparing and reviewing pay applications. Track subcontractor invoices and purchase orders. Assist with change order documentation. Update Schedule of Values (SOV). Permitting & Inspections Track permit applications and approval status. Schedule municipal inspections. Coordinate with local municipalities throughout Florida. Follow up on outstanding permit comments. Communication Communicate with subcontractors regarding schedules and outstanding items. Prepare meeting minutes. Follow up on action items. Assist with owner reporting. Administrative Duties Maintain organized electronic project files. Prepare contracts and subcontractor packages. Track Certificates of Insurance. Track lien releases and compliance documents. Prepare reports using Excel. Required Qualifications Education Associate's or Bachelor's degree in: Construction Management Civil Engineering Related field Equivalent construction experience may be considered. Experience 1–3 years of experience in: Residential Construction Construction Coordination Experience with new construction is preferred. Required Technical Skills Microsoft Excel (Advanced) Must be proficient with: Charts Budget tracking Progress tracking Buildertrend Must be comfortable using: Daily Logs Scheduling Purchase Orders Change Orders To-Do Lists RFIs Selections Client Communication Budget Management Document Storage File Management Microsoft Office Outlook Word Excel Teams OneDrive Construction Knowledge Candidate should possess a basic understanding of: Foundations Masonry Wood framing Roofing Windows and doors Drywall Insulation Flooring Painting Final inspections Certificate of Occupancy process Knowledge of Florida construction practices is preferred. Soft Skills Excellent organizational skills Strong attention to detail Effective written and verbal communication Ability to prioritize multiple projects Time management Problem-solving ability Professionalism Initiative and willingness to learn Team-oriented mindset Physical Requirements Ability to travel to project sites throughout South Florida as needed. Ability to walk active construction sites safely. Ability to climb stairs and ladders when necessary. Valid Florida driver's license and reliable transportation preferred. Performance Expectations (First 90 Days) By the end of the first 90 days, the successful candidate should be able to: Independently manage project documentation for multiple residential projects. Maintain accurate Buildertrend schedules and project records. Prepare weekly project status reports and Excel tracking logs. Coordinate permit submissions and inspection scheduling. Assist with subcontractor coordination and follow-up. Support Project Managers in keeping projects on schedule and within budget.
