Assistant Property Manager / Maintenance Coordinator- Residential
Our client is looking for an experienced Assistant Property Manager / Maintenance Coordinator to oversee a 32-unit residential portfolio and manage maintenance operations across our commercial and residential properties. We are seeking a reliable, hard-working, detail-oriented person for our fast-paced, family-oriented company with multiple holdings in Southern California. Join our company and grow with us.
This is a hands-on role for a self-starter who can manage multiple priorities and take ownership from start to finish, and implement new processes as needed.
Key Responsibilities
- Oversee day-to-day operations of residential portfolio (32 units)
- Coordinate move-ins, move-outs, and unit turns
- Handle vacancy postings, leasing coordination, and applicant screening
- Manage lease renewals and rent increases
- Serve as primary contact for tenant relations and requests for residential tenants, follow up on all resident issues, complaints, and incident reports, inspect and investigate
- Coordinate all maintenance work orders, vendor scheduling, and follow-up
- Obtain bids and assist with project coordination
- Maintain work records and work orders
- Coordinate and oversee vendors, security staff, and day porters, and ensure duties are being performed (commercial and residential)
- Perform onsite inspections and utilize Appfolio to document (commercial and residential)
- Prepare vendor contracts
- Oversee compliance for HVAC maintenance program and tenant contract collection
- Professional written and verbal communication with vendors and tenants
- Support the commercial team as needed
- Other duties as needed and subject to change
Qualifications
- 4+ years of property management and maintenance coordination experience
- Proficient in AppFolio
- Strong organizational and communication skills
- Experience with leasing, tenant relations, and unit turns
- Proficient in Word, Excel, and Asana (or similar tools)
- Self-starter, dependable, and team-oriented

Schedule
- Monday to Friday, 8:00 AM – 5:00 PM
- In-person role
- On-call after hours as needed
