Bucksbaum Retail Properties (BRP) is a fully integrated, national mixed-use real estate development company located in Chicago, IL. Over the past 12 years, Bucksbaum has completed over $800 million in new project deliveries including 1.8 million square feet of commercial space, over 500 apartment units and a 120 key hotel.  RESPONSIBILITIESPlans, implements, coordinates and manages all mechanical operations, maintenance, communications, energy management, and manpower development programs for a facility or portfolio of buildings. Performs regular property inspections, and general property repairs and maintenance for work not completed by third party vendors/contractors.ESSENTIAL DUTIES AND RESPONSIBILITIES  Manages the building's operational accounts and assists in development of operating and capital budgets under the direction of ownership.Assists in operations and maintenance issues, troubleshooting and problem solving as required.Recommends and implements improvements for preventive maintenance programs on an on-going basis and develop/maintain effective building-specific maintenance and safety procedure manuals.Coordinates maintenance efforts with outside contractors, tenant finish personnel and technicians. Oversees all building systems including fire/life safety, plumbing, HVAC and electrical issues and must remain current with latest HVAC technology trends.Maintains on-going communication with tenants, operations management team and vendors.Coordinates organization and maintenance of as-built drawings.Responds to all emergency situations quickly (fire, evacuation, equipment failure etc.).Acting manager on duty for after-hours issues.Implements and administers inventory control programs/purchase parts and supplies.Develops specifications and assists in solicitation and administration of maintenance/repair service contracts.Establishes and monitors programs to ensure compliance with applicable codes, requisitions, government agency and company directives as relates to building operations.Performs other duties as assigned.SUPERVISORY RESPONSIBILITIES  Provides formal supervision to individual employees within single functional or operational area. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff as requested by management. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values.QUALIFICATIONS To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.EDUCATION and EXPERIENCE  Bachelor's degree (BA/BS) from four-year college or university and a minimum of four years' experience and/or training. Or equivalent combination of education and experience. Knowledge and understanding of all applicable practices and techniques, laws, project controls and environmental regulations to include safety regulations.CERTIFICATES and/or LICENSES  Universal CFC certification required. Additional certification in three or more of the following: HVAC, electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair. Certifications/licenses as may be required by local or state jurisdictions.COMMUNICATION SKILLS  Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to tenants. Ability to effectively present information. Ability to respond effectively to sensitive issues.FINANCIAL KNOWLEDGE  Requires knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts financial analysis relating to engineering and maintenance contracts and budgeting.REASONING ABILITY  Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.OTHER SKILLS and ABILITIES  Physical requirements to include stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. Must have the ability to operate an EMS and CMMS system. Intermediate skills with Microsoft Office Suite.
