Job Description
The Chief Engineer is responsible for the overall supervision of the engineering department within the facility 
assigned. These duties include but are not limited to the installation, repair and maintenance of the facility equipment. The oversight and upkeep of the physical plant, including grounds, utility services, HVAC, plumbing, electrical system, electronic equipment, yard and pavement upkeep in the best manner possible for the safety and health of all concerned, and to 
coordinate these activities as needed.

Responsible for the implementation and documentation of site safety plans and all Engineering Services operational standards and guidelines as well as site specific standards, policies and procedures relating to the engineering department.

The Chief Engineer will also assist the facility manager with operational and constant projects for the site.
Representative Functions or Duties:
  • Provide training for all direct reports. Tracking (who has done what and getting them to sign off)
  • Ensure operations (chiller, boiler, ahu, vav boxes, lead-lag, pumps, ext.)
  • Tour mechanical spaces for cleanliness and safety protocols, maintain SDS binder
  • Daily review of all work orders and PMs. Assign them to your team members
  • Quality control of work orders and PM’s
  • Review of all scheduled PMs, any changes needed, report to the Facility manager
  • Daily review of the Logbooks (we will be doing an overhaul of rounds and logbooks, keep this in mind as we can think about what we all would like to see)
  • Support the LSS Manager and Husbandry team with the Life Support Systems as needed Example: making salt, backwashing tanks, ozone
  • Maintain an inventory of critical parts, help with determining what critical parts are needed to keep in stock
  • Scan tour sheets and file them in the AAQ/ABM engineering folder
  • Assist the FM with writing SOPs. Assist with incident reporting and documenting
  • Attend a weekly maintenance meeting and be prepared to update and report what you and your team are working on.
  • Assist the engineering staff with issues and problems- Be available for phone calls outside of scheduled working hours (note: set expectations with engineers for calls) The first person the engineers call (even before Gregg for LSS)
  • Routinely meet with the Facility Manager to review building related issues concerns
  • Coordinate coverage for scheduled vacation and personal time for engineers
  • Firm understanding of BAS and utilizing this to identify trends and to troubleshoot
  • Familiarize exhibit names and locations
  • Lutron system, lighting schedules
  • Responding to building alarms (fire, elevator, ozone)
  • Participate in drills
  • Plan, and conduct emergency generator tests
  • Assist FM with expanding responsibilities of engineers
  • Other duties as assigned
Responsible for the implementation and promotion of the following:
  • Supports and follows ABM Engineering Services’ operational policies and standards.
  • Supports and follows ABM Engineering Services’ safety program.
  • Perform related duties as required – a “can do, will do” attitude.
  • Reports to and collaborates with management of the facility related issues.
  • Works with management on plant related and tenant related issues.
  • Sets and maintains a professional work environment with staff.
  • Assures good communication.
  • Ensure standards of service and commitment.
  • Ensure compliance with safe practices and standards.
  • Develops goals for department, staff and self.
  • Builds morale and a team approach.
  • Complies with employment laws and ABM Engineering Services employment practices.
  • Supports growth opportunities and potential.
Skills / Education / Experience:
  • Must have Black Seal Boilers License
  • Experience that is commensurate with the specific facility for the position of Chief Engineer. Prefer 5+ years progressive operations experience.
  • Strong employee relation skills, coaching skills and training skills.
  • As required, highest-level relevant state/local license for Stationary Engineer and/or HVAC, plus universal level refrigerant recovery license.
  • BOMA accredited courses desirable.
  • Preferred: High-rise Fire Safety Director, Haz-Mat Certification, Indoor Air Quality Certification, LEED Certification.
  • Strong oral and written communication skills.
  • Ability to work with MS Word, Excel, and Outlook.
  • Computer skills and building automation systems experience required.
  • Certification meeting OSHA ACM awareness training requirements as required.
  • Working knowledge of energy conservation required, formal training preferred.
