General Summary

MalaceHR is seeking a skilled Commercial Door Technician to support facility operations at a large pharmaceutical manufacturing campus in Devens, MA. The site includes laboratories, offices, manufacturing areas, warehouses, and critical utility buildings totaling approximately one million square feet.

This role focuses on the operation, maintenance, troubleshooting, and repair of a variety of commercial door and access systems while supporting general facility maintenance as part of the Integrated Facilities Management (IFM) team.


Essential Job Functions

Primary Responsibilities:

  • Operate, maintain, troubleshoot, and repair a wide range of door systems including:

    • Dock levelers and dock locks

    • Exterior sliding gates

    • Motor-operated roll-up doors

    • Inter-locking man doors

    • Storefront glass entrance doors

    • Commercial man doors and hollow metal doors

    • Rolling steel fire doors

    • Airwalls (OCC partition doors)

    • High-speed roll-up doors

  • Perform repair and maintenance services for all door types as requested.

  • Install, configure, and maintain electronic access control system components such as proximity sensors, mag locks, electronic strikes/latches, and keyed access.

  • Troubleshoot and repair malfunctioning door hardware and access control devices.

  • Maintain and repair locks, locking mechanisms, closers, doors, furniture, and controllers.

  • Conduct preventative maintenance (PM), testing, and inspection services for all door systems per schedule and standard operating procedures.

  • Maintain compliance with all client SOPs, especially those related to cleanroom door maintenance and GMP standards.

  • Understand and maintain door pressurization requirements through proper use of interlocks, seals, and sweeps.

General Maintenance Support:

  • Perform general interior maintenance such as hanging pictures, installing keyboard trays, and repairing office furniture systems.

  • Conduct patching and painting repairs.

  • Perform minor plumbing repairs.

  • Maintain lighting systems, including bulb and ballast replacement.

  • Complete special tasks such as locksmith work, client service requests, and furniture/equipment moves.

  • Perform facility inspections and report conditions impacting client operations.

  • Maintain compliance with all safety procedures and good housekeeping standards.

  • Participate in safety and technical training programs.

  • Maintain proper documentation of all maintenance and repair activities.

  • Communicate effectively with management and facility services regarding priorities and completion timelines.

  • Maintain tools, parts, and equipment in clean and safe condition.

Other Duties:

  • Perform periodic checks of tool and instrument inventory.

  • Monitor the quality and performance of work completed by outside contractors.

  • Comply with policies for the safe storage, use, and disposal of hazardous materials.

  • Perform other duties as assigned.


Work Schedule

  • Days: Monday to Friday

  • Hours: 8:00 AM – 4:30 PM

  • Weekly Hours: 40


Required Skills and Experience

  • High School diploma or GED equivalent.

  • Strong ability to analyze the operation of various door and gate systems, identify issues, and implement corrective actions.

  • Familiarity with commercial door brands such as Stanley, Dormakaba, Tormax, Chase, ASI, Schlage, or similar.

  • Willingness to work collaboratively in a multi-skilled team environment.

  • Working knowledge of basic computer applications including Gmail, Google Docs, Word, and Excel.

  • Regular and reliable attendance and punctuality.

  • Ability to lift up to 50 lbs.

  • Willingness to work overtime or respond to call-ins as required.


Preferred Experience and Certifications

  • Knowledge of GMP or cGMP procedures.

  • Previous experience in a laboratory or manufacturing environment.

  • AAADM certification for automatic door installation, inspection, and maintenance.
