Position Summary The Property Accountant is a key member of Viking’s accounting and finance team, responsible for the full-cycle accounting of an assigned commercial property portfolio. This role goes beyond day-to-day bookkeeping: the Property Accountant serves as the primary financial resource for assigned assets, leads annual budget preparation, supports audits, and provides meaningful financial analysis to Asset Management and Property Management stakeholders. The ideal candidate brings proven CRE accounting experience, strong technical skills, and the confidence to work independently in a fast-paced organization where initiative and cross-functional collaboration are valued. Key Responsibilities Serve as the primary accounting point of contact for all assigned properties, supporting Asset Management, Property Management, and ownership stakeholders Perform full month-end close procedures, including journal entries, accruals, and account reconciliations for assigned portfolio Prepare accurate and timely monthly and quarterly property-level financial reports, including income statements, balance sheets, and variance analyses Prepare and review bank reconciliations and manage cash positions for assigned properties Record, monitor, and reconcile rents received; investigate and resolve discrepancies promptly Set up and maintain tenant ledgers with rent, CAM, and other lease-driven charges in accordance with executed lease agreements Work closely with accounts receivable to ensure prompt collection of base rent, CAM reconciliations, and other tenant obligations Prepare and review annual CAM reconciliations, ensuring accuracy and compliance with lease terms Accounts Payable & Capital Expenditures Review and approve property operating expenses and capital expenditure invoices within the accounts payable system Ensure proper coding, approval workflows, and documentation for all property-level disbursements Set up and maintain loan payment schedules and amortization tables for property-level debt Tax, Compliance & Audit Establish and maintain real estate tax accruals; track actual tax bills, payment due dates, and year-over-year variances Prepare supporting schedules and serve as a key contributor to the annual financial audit, coordinating with external auditors as needed Assist with quarterly bank reporting requirements and monthly construction management (CM) fee calculations Monitor compliance deadlines and flag items requiring management attention Budgeting & Forecasting Lead the preparation of annual property budgets, including CAM and real estate tax (RET) calculations, management fee projections, insurance estimates, and landlord/capital expenditure planning Partner with Property Management to align budget assumptions with operational realities and lease commitments Provide variance analysis and reforecast support throughout the fiscal year Qualifications & Requirements Education Bachelor’s degree in Accounting, Finance, or a closely related field required CPA designation or active pursuit of CPA licensure a plus Experience 3+ years of property accounting experience in a commercial real estate environment desired Demonstrated experience with full-cycle accounting, month-end close, and financial reporting for a multi-property portfolio is a plus Hands-on experience preparing CAM reconciliations, annual budgets, and audit support packages Software & Technical Skills Proficiency in MRI Software preferred Advanced Microsoft Excel skills (pivot tables, VLOOKUP/XLOOKUP, financial modeling) Proficiency in Microsoft Office Suite (Word, Outlook, PowerPoint) Core Competencies Exceptional attention to detail and commitment to accuracy across high-volume, deadline-driven work Strong analytical and problem-solving skills with the ability to investigate discrepancies and communicate findings clearly Excellent written and verbal communication skills Highly organized with the ability to manage competing deadlines across a multi-property portfolio Collaborative team player who takes ownership of outcomes and operates with a high degree of professional integrity What Viking Offers A collaborative, close-knit team of professionals where your contributions are seen and recognized Direct exposure to senior leadership and meaningful participation in company-wide financial decisions Competitive compensation commensurate with experience Comprehensive benefits package including health, dental, and vision coverage Paid time off, holidays, and a supportive work environment Opportunity to grow as the company’s portfolio and team expand #J-18808-Ljbffr
