Role & responsibilities1. Deal Sourcing & Market IntelligenceProactively generate deal leads through a wide network including IPCs, brokers, financialinstitutions, land aggregators, promoters, and corporate housesContinuously track and evaluate potential opportunities through media, market news, andindustry networksConduct site visits and market assessments to determine feasibility, location benefits, andpotential risks2. Financial Evaluation & ModelingConduct detailed financial analysis and scenario modeling for investment decisionsBuild business cases including revenue projections, profitability estimates, IRR analysis, costassumptions, and market benchmarksCoordinate with internal teams (design, marketing, finance) for inputs on product mix,pricing strategy, and project cost structures3. Deal Structuring & ClosureLead negotiations with landowners and JV partners, structuring commercial terms tooptimize ROI for the businessLiaise with legal teams to ensure timely completion of due diligence and documentationDrive internal approval processes and present proposals to the BD Council and seniormanagement for deal sign-offCoordinate and finalize the signing of agreements between Godrej Properties and JVpartners4. Due Diligence & ComplianceCollaborate with legal, liaison, and technical teams for thorough due diligence, including titleverification, development rights, and regulatory complianceEnsure timely alignment of land acquisition with applicable bye-laws, zoning norms, andproject-specific legal requirements5. Relationship ManagementMaintain strong ongoing relationships with JV partners, brokers, IPCs and internal & externalstakeholdersServe as the point of contact for partner communication, updates, and issue resolutionduring project executionPreferred candidate profileKey Skills & Competencies:Functional/Technical:6 to 12 years of experience in business development and delivering robust financial evaluations and approvals.Expertise in real estate deal structuring and investment evaluationStrong financial modeling and business case preparation skillsDeep understanding of real estate markets, land acquisition processes, and regulatoryframeworksBehavioral:Strategic thinker with a strong business acumenProven negotiation and influencing skillsHigh ownership mindset with the ability to manage end-to-end responsibilitiesExcellent interpersonal and stakeholder management abilities
