What you will be doing:
- Oversee property management, lease administration, budgeting, and ensure operational efficiency and customer service for commercial real estate assets.
- Build and create a property management team to oversee the company's portfolio and third-party managed properties.
- Manage the team that handles financial and variance reports on a monthly and quarterly basis and implement timely correction measures as necessary.
- Ensure lease agreements are up to date and provisions are enforced with each tenant.
- Negotiate property management contracts and other contracts in accordance with established criteria to protect the company's interests.
- Implement an effective financial strategy for the management arm of the company, including budgeting, cost control, forecasted expenditures, and revenue improvements; oversee the development of yearly operating budgets/forecasts.
- Hire and build a property management team, assigning internal and third-party managed properties to property managers based on skill, understanding, and experience with different asset classes.
- Develop and maintain property management systems, including policies and procedures.
- Perform basic property management functions for internal properties until a team of property managers is hired, such as site visits and addressing any property concerns.
- Develop material for the company to market the third-party management services to prospective clients, including utilizing Google My Business.
- Annually review budgets developed by property managers for owners before being issued for review and approval.
- Review common area maintenance (CAM) reconciliations for NNN lease properties and work with Controller and Accounting department to invoice or credit tenants based on reconciliation.
- Participate in annual budget meetings with owners and meet with prospective clients seeking third-party management services, acting as the executive face of Alakai Management.
- Develop a method to manage assets outside of Florida internally or oversee property management services in those states.
- Demonstrated leadership skills using performance incentives and team-building strategies.
- Bachelor's degree in Real Estate, Finance, Accounting, Business, or Economics.
- Understanding of commercial real estate property management.
- Exceptional underwriting and financial modeling skills (Excel), with the ability to analyze, interpret, present, and underwrite existing portfolio and asset metrics.
- Understanding of real estate financial reports.
- Experience providing support with annual budgets, leasing analysis, cash flow projections, and capital projects execution.
- Experience preparing (and ideally presenting) internal and external presentations.
- Yardi property management software experience (preferred).
- Strong written, oral, and reading communication skills to accurately obtain, interpret, and transcribe complex programs at all levels of the organization.
- Minimum of 6-10 years of property management experience required.
