We are seeking a highly motivated Facilities Associate I, with Facilities/Maintenance experience. The ideal candidate for this role has 3 to 5 years in a Bio Pharma Facility and or trade background in HVAC, Electrical, Plumbing, Instrumentation or Building Operations (Outside of Bio Pharma). This person should be self-motivated and can normally receive little instruction on day-to-day work, general instructions on new assignments and can complete tasks on their own. This person applies learned techniques and contributes to analysis and investigation to solve problems. On their own, they build productive internal/external working relationships to resolve mutual problems by collaborating on procedures or transactions
The successful candidate will join us at our research facility in Agoura Hills, CA and work in a dynamic, fast-paced and team-oriented environment. This will be a full-time on-site position.
Requirement
Responsibilities include but are not limited to:
Daily:
- The primary responsibility for this position is to monitor and ensure all compressed gas cylinders and LN2 Dewar’s have a sufficient amount of pressure in the cylinder.
- Replace the cylinder or Dewars with a full one as needed
- Maintain inventory of spare cylinders and communicate reordering
- Equipment Inspection Rounds - Generator’s, Compressor, UPS’s, Vacuum skids
- All equipment has log sheet that will require documentation
Weekly:
- Inspect Cryo Freezer Pods and fill with Liquid Nitrogen as needed.
- Transfer dry ice from the outside bin to the bin that is housed in the lab area.
Monthly:
- Inspect and or perform preventive maintenance on equipment, such as Eye Wash Stations, Safety Showers, Fire Extinguishers, Refrigerator/Freezer PM’s, Incubators PM’s, and Defibrillators inspections
- Escort the Pest Control vendor around the office and lab area’s
Quarterly:
- Escort Vendor and support the (3) Generator Maintenance
- Water Leak detection testing
Annual:
- Building Fire Life Safety Testing
- Support Generator/ Switchgear Transfer
- Support HEPA Filter Testing and Recertification
As required:
- HVAC, Replaced Blower motors, Replaced Compressor, Electrical Contractors, Changed filters, Belts, Fuses, and Thermostats.
- Interacts with BMS verify equipment status of troubleshooting alarms
- Plumbing - Installed sinks and/or toilets, Repaired leaky faucets, Replaced or snaked clogged drains, or re-piped water lines.
- Electrical - comfortable with 120, 208, 277 & 480 volts, Replace light ballast, Replace electrical outlets, switches, breakers, Replaced pumps/motors.
- Office furniture moves
- Lab equipment or lab bench moves
- Light bulbs replacement
- Office furniture repairs
- Door closer adjustments
- Wall patch and paint
- Ceiling tile replacement
Requirements
Qualifications
- Bachelor’s degree and a minimum of 2 years of related experience; or an advanced degree without experience; or equivalent work experience
- Ability to interpret mechanical specification drawings and other technical data sheets
- Able to follow written and oral instructions for complex tasks
- Ability to work rotating shifts, night shifts, extended shifts, and/or weekends
- Position requires knowledge and usage of hand and power tools to perform assignments
- Excellent verbal and written communication, organization & time management skills
- Basic computer skills. (Microsoft Office Suite)
- Strong organizational and time management skills
- 1+ years of prior office coordination experience
- Strong sense of responsibility and ability to complete tasks with minimal supervision
- Strong organizational skills that reflect ability to perform and prioritize multiple tasks seamlessly with excellent attention to detail
- Highly Proficient in Microsoft Office (Outlook, Word, Excel, and PowerPoint)
- Experience in customer service in a fast-paced environment
Physical Requirements:
- Work requires periods during which physical exertion is required, such as lifting and maneuvering of equipment, some of which may be heavy or awkward
- Ability to lift up to 50 pounds.
- Able to work from a ladder at a height of 6’FT or less
- Required to have Steel or Composite toe Boots/Shoes
Compensation: $34.00 - $36.00 per hour
