As a Facilities Manager at Water Street Properties, LLC, you’ll play a pivotal role in maintaining the integrity of our properties and ensuring the safety and comfort of our tenants. Your expertise will help us manage the day-to-day operations of our facilities, contributing to the overall success of our property management team.
We are seeking a highly motivated and organized Facilities Manager to join our team. In this role, you will be responsible for overseeing the maintenance and upkeep of our residential and commercial properties. You will work closely with the Property Management and Maintenance teams to ensure that our properties are safe, well-maintained, and operating efficiently. The ideal candidate will have a background in facilities management, a strong understanding of building systems, and the ability to handle multiple tasks simultaneously.
Responsibilities
- Oversee the day-to-day maintenance and operations of properties, ensuring high standards of cleanliness, safety, and functionality.
- Conduct regular inspections of buildings and facilities to identify any issues and ensure compliance with safety regulations.
- Coordinate and manage vendor contracts for building maintenance, repairs, and services.
- Supervise and direct maintenance staff, providing guidance and ensuring that work is completed in a timely and professional manner.
- Develop and maintain maintenance schedules for HVAC systems, elevators, lighting, plumbing, and other building infrastructure.
- Respond to tenant requests and emergencies promptly, ensuring that repairs are carried out quickly and efficiently.
- Manage inventory of supplies and equipment necessary for maintenance and facility operations.
Requirements
- Proven experience as a Facilities Manager, Building Manager, or similar role in property management or facilities maintenance.
- Strong knowledge of building systems, including HVAC, electrical, plumbing, and safety systems.
- Experience in managing maintenance teams and working with external contractors and vendors.
- Ability to handle emergency situations effectively and with professionalism.
- Excellent problem-solving skills and attention to detail.
- Strong communication skills and the ability to work well with tenants, contractors, and management teams.
- Familiarity with property management software and tools for scheduling and reporting.
- Ability to lift and move heavy objects as required for repairs and maintenance tasks.
- Must possess a valid driver’s license and be willing to travel between multiple properties as needed.
- Ability to work flexible hours, including weekends and after-hours when necessary.
