The Position:
The General Manager is responsible for providing functional leadership to our property ATX Tower, in Austin. S/he will lead and manage the Property Management and Studio teams with the goal of providing the highest quality service experience to establish and foster long-term customer relationships.
As the leader of the space, s/he will oversee all strategic and day-to-day tasks to ensure operational success and help make the members experience the best that it can be. The candidate will lead the team to build an engaged and connected community. S/he will focus on hospitality and events to create personal connections with all members and tenants. S/he will own all financial aspects and work with key Senior Management stakeholders to develop and execute asset plans aligned with the overall investment strategy.
The successful candidate will bring a hospitality mindset, a wealth of operational and financial expertise and the ability to successfully lead a matrixed team.
Key Responsibilities:
Hospitality / Leadership:
  • Lead the Property Management (PM) and Studio teams to provide a best-in-class customer-focused experience throughout the property inclusive of residential portion of building utilizing our third-party manager.
  • Develop and manage customer relationships including executive relations, lease renewals, hospitality, and traditional operations management.
  • Understand customer business needs and leverage our platform to solve their real estate challenges.
  • Oversee account management for prospective customers (asset space deliverables, review lease proposals, buildouts and space tours)
  • Direct development and implementation of unique ZO. event programming with a focus on creating and maintaining a community atmosphere
  • Accountable for driving overall amenity engagement
  • Manage a cross-functional team to ensure all corporate objectives, policies and standards are met
  • Develop team members through mentoring. Identify growth potential and set objectives to achieve career advancement
Operations:
  • Develop a comprehensive asset strategy inclusive of an annual operating budget and capital plan, and present to internal stakeholders and partners. Combine with residential portion of the asset.
  • Oversee financial reporting for profit and loss variances, quarterly reforecasting, and investor reports.
  • Source and oversee management of third-party maintenance contractors to ensure compliance with contractual obligations.
  • Participate as a stakeholder in design development for construction of pre-built and landlord-built customer spaces
  • Supervise all base building capital and major repair and maintenance projects; track and manage finances for projects
Hospitality & Events
  • Provide proactive, warm service that goes above and beyond to keep members happy
  • Oversee development of community initiatives and event strategy designed to create connections between members (i.e., member intros, networking, engaging & fun events)
  • Develop innovative ways to surprise and delight members to create a unique experience
  • Meet regularly with senior member stakeholders to discuss objectives and gather feedback
  • Oversee event budget to ensure it is maximized by increasing partnerships to decrease spend
Finance
  • Own the monthly profit and loss statement. Oversee all budget lines to ensure the business is operating as projected, track all expenses, and discuss monthly P&L with business leaders
  • Review accounts payable invoices and identify trends and ways to reduce costs
  • Consistently analyze spend to determine ways to cut costs while still maintaining standards
  • Conduct monthly bill run, ensuring accurate invoices produced and distributed on time
  • Oversee all accounts receivable and ensure member invoices are paid each month
About You:
Qualifications:
  • 5+ years of experience in a similar role within real estate or the hotel industry
  • Bachelors degree required. (with a focus on hospitality or real estate preferred)
  • Financial management and business operations experience required
  • Prior hospitality experience preferred
  • Strong Microsoft Office skill set
  • Ability to travel between floors and buildings in order to effectively communicate with the team and customers
