Job Title: Maintenance Manager – Class A Property

Position Summary:
We are seeking an experienced Maintenance Manager to oversee all maintenance operations for our Class A residential property in Abescon, NJ. The ideal candidate is a current maintenance manager with proven business acumen and a strong track record of managing and developing a team. This role is responsible for ensuring the property remains in top condition while providing exceptional service to residents.

Key Responsibilities:

• Oversee day-to-day maintenance operations for the property, ensuring all systems, equipment, and facilities are functioning at the highest standard.
• Lead, train, and manage the maintenance team, providing coaching and professional development opportunities.
• Develop and manage the property’s maintenance budget, including forecasting expenses, tracking costs, and implementing cost-saving initiatives.
• Schedule and prioritize maintenance requests to ensure timely and effective completion.
• Coordinate with vendors, contractors, and service providers to ensure high-quality work and cost efficiency.
• Ensure compliance with all safety regulations, building codes, and company policies.
• Conduct regular inspections of the property to identify issues proactively and maintain Class A standards.
• Collaborate with property management and leasing teams to support resident satisfaction and operational excellence.

Qualifications:

• Current experience as a Maintenance Manager at a luxury residential property.
• Strong business acumen with experience managing budgets, resources, and vendor relationships.
• Proven ability to lead, mentor, and manage a team effectively.
• Exceptional organizational and problem-solving skills.
• Knowledge of building systems (HVAC, plumbing, electrical, etc.) and preventative maintenance practices.
• Excellent communication and interpersonal skills.
• Ability to work independently and make sound operational decisions.

Preferred:

• Experience with property management software.
• Certifications related to facilities management or building systems.
