Maintenance SupervisorThe Maintenance Supervisor is responsible for overseeing the maintenance operations of the property, ensuring all systems and facilities are in excellent condition while maintaining high customer service standards. This role involves supervising at least one Maintenance Technician, coordinating with vendors and contractors, and managing the property's maintenance needs within budgetary guidelines. The Maintenance Supervisor plays a key role in ensuring the safety, cleanliness, and overall quality of the community. Key Responsibilities:Supervise at least one Maintenance Technician, delegating tasks and providing training.Complete and oversee service requests, ensuring safety standards are met.Manage the "make-ready" process for vacant units, including inspections and vendor coordination.Maintain cleanliness and appearance of grounds, amenities, and common areas.Inspect contractor and vendor work to ensure quality standards.Order supplies and create purchase orders.Track and maintain inventory of parts and supplies within budget.Respond promptly to resident inquiries and maintenance requests.Support cost-saving initiatives by repairing rather than replacing items when possible.Conduct routine property inspections and preventative maintenance.Assist with snow removal and seasonal upkeep.Provide updates on maintenance activities and budget adherence.Ensure compliance with safety protocols and company policies.Perform all other duties as needed.Qualifications:HVAC experience requiredEPA Universal certification requiredCPO certification a plusHigh school diploma or equivalent5+ years' experience in the maintenance field2+ years' experience within the multi-family housing industry preferredExperience managing/supervising 2+ employeesExperience managing maintenance in up to 300+ unitsDrywall, painting, and carpentry experienceWorking knowledge of plumbingWorking knowledge of electrical including outlets, switches and light fixturesWorking knowledge of appliances to include washers and dryersMaintenance Career Path:Level 1: Maintenance Tech ILevel 2: Maintenance Tech IILevel 3: Maintenance Tech IIILevel 4: Maintenance SupervisorLevel 5: Senior Maintenance Supervisor OR Senior Roving Maintenance SupervisorLevel 6: Regional Maintenance SupervisorLevel 7: Senior Regional Maintenance SupervisorLevel 8: Director- Maintenance
