Hours: Part time, 20 hours per week (potential for occasional evening and weekend hours) 

Job Objective

To promote the mission and values of the Greene County Public Library. To carry out objectives and goals of the strategic plan to better serve the community. To perform a wide variety of general building and grounds maintenance and repairs of a semi-skilled and skilled nature; includes seasonal basic landscaping, and custodial functions as needed throughout the library system.  Will assess building and repair issues and provide repairs as directed.

Requirements

Essential Job Functions

  • Trouble shoots plumbing, electrical, and HVAC issues.  Recommends repairs and completes repairs of a semi-skilled/skilled nature (licensed journeyman work to be contracted to outside vendor.
  • Repairs and replaces plumbing fixtures, valves, and pumps; handles small-scale drain and supply line repairs.
  • Replaces breakers, outlets, switches, and light fixtures; troubleshoot circuits.  Changes lights and lighting fixtures (bulbs and ballast).
  • Responsible for HVAC preventative maintenance.  Diagnoses issues related to thermostats and controls.  Performs seasonal system start-ups/shut downs.  Changes filters.
  • Performs carpentry and finish work related to wall, floor, and other building improvements.  Includes drywall repair, door/hardware installation, cabinetry adjustments, and shelving systems.  Paints as needed.
  • Assembles, repairs, and installs file cabinets, coat racks, shelving, desks, tables and other related items.
  • Operates as delivery person between library locations within the system.  Loads and unloads boxes, supplies, and furniture from delivery trucks.   
  • Participates in preventative maintenance plan.  Documents preventative maintenance schedules for HVAC, electrical panels, pumps, and other critical equipment.
  • Responsible for safety system support.  Inspects exit/emergency lights and assists with fire extinguisher and alarm system checks.
  • Sets up meeting rooms, arranging tables and chairs, as needed.
  • Performs outdoor work with seasonal lawn care and basic landscaping, including mowing, weeding, pruning, planting bulbs/flowers/small plants and watering.  Includes parking lot up-keep, snow shoveling, and garbage removal.
  • Performs preventative maintenance and upkeep of lawn equipment, including oil changes, spark plug replacement, and other related tasks.
  • Participates in training classes as needed, including Library Safety, OSHA and related programs.
  • Assists departments and branches with special facilities projects as needed.
  • Interacts with vendors to provide information and answer questions, as needed and directed by supervisor.
  • Keeps abreast of information by regularly reading email, minutes and staff website as well as attending staff meetings.
  • Reliable, predictable attendance.
  • Performs tasks of lower level classifications as necessary.
  • The supervisor may require other related duties. These duties are nonessential functions of this position.       

Skills, Knowledge and Abilities

  • Ability to maintain good relations with the public and with staff; showing tact and courtesy.
  • Ability to utilize automated electronic ticketing system to track and carry out job duties; read and follow up on email correspondence.
  • Proven experience in building and grounds maintenance and custodial procedures.
  • Proven experience in mechanical, electrical, plumbing, HVAC and structural systems.
  • Regulatory awareness to include knowledge of OSHA facility requirements, local building codes, and ADA compliance basics.
  • Ability to read MEP (mechanical/electrical/plumbing) drawings for troubleshooting and small projects.
  • Ability to use hand tools, power tools, electrical materials, plumbing equipment, painting/patching materials, and cleaning supplies.
  • Ability to take direction and follow detailed instructions; written and oral.
  • Ability to cooperate and work with diverse personalities.
  • Ability to handle routine problems and work independently across multiple sites with minimal supervision.  Ability to keep supervisor informed of departmental needs and concerns.
  • Ability to handle urgent/emergency calls after hours, as needed.

Qualifications

  • Associates Degree in Facilities Maintenance or related degree or equivalent combination of experience and training which provides the required knowledge, skill, and ability. 
  • 3 – 5 years facility maintenance, custodial, or related experience.
  • Must possess a valid Ohio Driver's License and meet requirements for driver insurability, as verified through the Library’s Insurance Company; ability to operate 3/4 ton van safely.
  • Must be able to attend and successfully complete defensive driving training course.

Environmental Conditions

  • May be called at any time to handle maintenance emergencies at any library within the system.
  • Must be able to move items related to maintenance.  This includes delivery of supplies, furniture, books, and delivery bins.  Ability to transport, push, and/or pull up to 100 lbs.  Ability to lift up to 50 lbs.  Will be bending, stooping, reaching, and working on 15-foot laddersl
