Job Title: Maintenance Technician/General Maintenance Department: Maintenance Location: Phoenixville, PA Reports To: Property Manager/Maintenance Supervisor Hours: Monday - Friday 8:00am - 5:00pm Compensation: $22 - $30 Hourly + Benefits (based on experience and certifications) SUMMARY Perform minor building, HVAC, plumbing, electrical and painting repairs as necessary Implement preventative maintenance measures Maintain inventory of repair equipment and supplies Complete inspections of buildings, units, office and amenity space as needed Respond quickly in the event of an emergency, notify appropriate personnel and follow safety protocol Perform other maintenance duties as requested CLEAN CRIMINAL BACKGROUND REQUIRED ESSENTIAL DUTIES AND RESPONSIBILITIES Report directly to Maintenance Supervisor or Property Manager/Assistant Property Manager Maintain and repair mechanical equipment and building systems in a multifamily housing environment Work with and repair drywall and paint surfaces Perform basic maintenance tasks and general repairs, including plumbing, roofing, appliance moving and repair Maintain common areas and grounds of the property Access and inspect property grounds via ladders, stairwells, rooftops, and confined areas as required Troubleshoot, repair, and perform preventative maintenance; renovate and prepare vacant units to move‑in condition Perform outdoor grounds maintenance and maintain property appearance Have own transportation, valid driver’s license, and basic hand tools Perform routine painting, plumbing, electrical wiring, and related maintenance activities as needed QUALIFICATIONS AND PREFERRED SKILLS High school diploma or GED required Physical strength and dexterity to lift, move, and handle equipment General maintenance knowledge and construction skills Good communication skills Ability to comprehend written, oral, or diagrammatic instructions Ability to read and interpret documents such as safety rules and maintenance manuals Exhibit honesty, commitment to goal achievement, and effective relationships with colleagues Self‑starter with the ability to quickly adapt to new circumstances Ability to prioritize tasks and follow specified procedures EDUCATION AND/OR EXPERIENCE High school diploma or GED; or at least six months related experience and/or training; or an equivalent combination of education and experience. CERTIFICATIONS Valid driver’s license and own vehicle Clean background required LANGUAGE SKILLS Ability to read and interpret documents such as safety rules and operating instructions Ability to speak effectively before groups of customers or employees MATH SKILLS Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals REASONING ABILITY Apply common sense to carry out written, oral, or diagrammatic instructions Deal with problems and find solutions within company protocol PHYSICAL DEMANDS Requires regular standing, walking, sitting, use of hands, reaching with arms, talking or hearing. Frequently climbs or balances, stoops, kneels, crouches, or crawls. Must be able to lift a minimum of 50 pounds unassisted. Requires close, distance, peripheral, depth perception, and ability to adjust focus.
