Marketing Coordinator

Job Overview: Apartment Services, Inc. is seeking a motivated and detail-oriented Marketing Manager to execute and coordinate marketing, advertising, and on-site branding initiatives across our communities. This role supports leasing performance and occupancy goals by translating marketing strategy into day-to-day action. The Marketing Manager serves as a primary point of contact for marketing execution, digital presence, promotional coordination, and reporting, working closely with the Director of Marketing and on-site teams.
Key Responsibilities:
- Coordinate and facilitate Open House weekends, leasing promotions, and marketing events
- Execute the creation and distribution of marketing collateral, flyers, print ads, and promotional materials
- Coordinate model décor updates, mini-model installations, and leasing office refreshes
- Assist site teams with marketing-related tasks as needed
- Manage promotional product inventory, ordering, and distribution
- Coordinate signage updates and replacements as approved
- Perform audits and corrections of internet advertising listings
- Manage community website updates, content changes, and SEO execution
- Coordinate and schedule social media content and resident event promotions
- Communicate with photographers and videographers for media updates
- Review and gather invoices and supporting documentation for Accounts Payable
- Assist with market surveys, competitor research, and data collection
- Support RentMax pricing execution and report trends and insights to the Director of Marketing
- Help develop and implement marketing strategies for low-occupancy communities
- Conduct quarterly site visits to assess on-site marketing effectiveness and competitive positioning
- Communicate with advertising vendors and marketing partners to ensure quality and alignment
- Track marketing costs to ensure activities remain within approved budgets
- Coordinate implementation of new marketing software tools and site updates
- Prepare and distribute weekly marketing and leasing reports
- Send company-wide communications, including Casual Friday and recognition emails
- Provide marketing tools, resources, and guidance to on-site teams
- Leverage CRM and sales tools to improve leasing follow-up and efficiency
- Partner closely with the Director of Marketing on branding, revenue, and occupancy initiatives
- Support Leasing and Operations teams with responsive marketing solutions
- Perform other related duties as assigned
Qualifications:
- Strong verbal and written communication skills
- Highly organized with strong attention to detail
- Creative mindset with a strong focus on execution
- Ability to analyze data and clearly communicate insights
- Sound decision-making skills aligned with company vision
- Excellent interpersonal and collaboration skills
- Proficient in Microsoft Office Suite; Yardi and CRM experience preferred
Requirements:
- Bachelor’s degree in Marketing, Business, or a related field preferred
- Minimum of 2–3 years of marketing experience
- Experience in multifamily, real estate, or service-based industries preferred
- Prolonged periods of sitting and working on a computer
- Ability to lift up to 20 pounds as needed
- Valid driver’s license required; travel between properties may be required
