The Role The Multi‑Site Community Manager oversees the daily operations, financial performance, and team leadership across multiple communities within a designated portfolio. This role is responsible for delivering outstanding resident experiences, achieving financial goals, maintaining regulatory compliance, and developing high‑performing on‑site teams. Qualifications 5‑7 years of progressive experience in residential property management, with at least 2+ years managing multiple sites. Strong understanding of affordable housing programs, including LIHTC and HUD. Proven success in leading teams, managing budgets, and maintaining resident satisfaction. Exceptional interpersonal, communication, and conflict resolution skills. Ability to travel frequently between communities. Experience in engaging with senior executives. Ability to thrive in high‑pressure situations. Professional appearance and demeanor. Proficiency in Microsoft Office (Word, Excel, PowerPoint) and internet and email usage. Key Accountabilities Resident Relations and Customer Service Ensure positive resident experiences throughout their lifecycle, from move‑in to move‑out. Implement systems for immediate acknowledgment and prompt resolution of resident complaints. Act as an advocate for residents by effectively communicating their concerns to senior leadership. Serve as a resource for residents regarding community living and available services. Organize resident events and retention programs. Maintain secure and confidential resident files. Regularly assess each community's financial health through budget comparisons. Drive financial growth through effective marketing and leasing strategies. Manage budgets, rent rolls, projections, and occupancy targets. Implement systems to achieve 0% rent delinquency. Prepare monthly reports and financial statements promptly and accurately. Collaborate with the Regional Manager on annual budgets and subsidy vouchers. Oversee capital projects and facilitate communication across departments. Motivate team members to reach peak performance with clear goals and objectives. Promote Avanath’s culture and core values at each location. Oversee day‑to‑day operations, ensuring compliance, vendor relations, and workflow efficiency. Foster a high‑performance team culture through training and feedback. Build trust through collaboration and transparent communication. Conduct regular performance assessments and provide constructive feedback. Address team concerns, maintenance issues, and emergency situations promptly. Create staff schedules to maximize operational efficiency. Maintain community curb appeal. Adherence to Property Management Rules, Regulations and Guidelines Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, and all other laws pertaining to the apartment industry. Meet compliance and eligibility requirements as established by the appropriate local, state and/or federal agencies. Ensure proper procedures are followed as detailed in the employee and management handbooks. Respond to any potential housing violations and liability concerns regarding the community. Seek approval and guidance from the Regional Manager within specified parameters. Physical Demands & Working Conditions The incumbent is expected to report to work and adhere to all safety and business protocols. Frequent sitting and walking. Travel within the region and to other business offices and events via airline, trains and automobiles. Repetitive use of computer, keyboard, mouse, and phone. May work in an elevated site; may walk on uneven ground. Occasional squatting, bending, twisting, pushing, and pulling.
