Job Details Location: Willowbrook, IL 60527 Job Type: Full Time Role Summary We are seeking an Onsite Community Association Manager with outstanding leadership and communication skills, a passion for delivering exceptional member and guest services, strong business acumen, and excellent planning and organizational skills. This role reports to the General Manager and leads eight sub‑associations to meet board goals and objectives concerning asset management. The manager will serve onsite as an active leader and promoter of the community vision and philosophies, demonstrating commitment to clients, staff, and the community. Responsibilities Conduct daily and frequent site inspections to ensure the highest possible standards of safety, courtesy, cleanliness and efficiency are met. Maintain a high visible presence within the community and among the team to provide exceptional customer service by promptly addressing all members’ inquiries, concerns and feedback. Prepare and execute all elements related to required association meetings in a timely manner. Develop positive relationships and maintain compliance with each sub‑association’s policies and procedures as defined by the Board of Directors. Plan, develop and implement approved operational policies, procedures, methods and regulations related to general operating procedures for each sub‑association. Act as the primary driver in the development of the annual operating, cash and capital budgets for each sub‑association, and develop periodic checkpoints to assess compliance with the published budgets. Prepare monthly financial reports for the Board of Directors for each sub‑association. Coordinate the development of long‑range and annual business plans aligned with association by‑laws and policies. Oversee the impact and effect of association policies, programs and processes and recommend changes as needed. Monitor quality of association products and services to ensure maximum member and guest satisfaction. Secure and protect all the association assets. Maintain ongoing dialogue with members to elicit input on association direction and improvements. Coordinate with the Board of Directors on the development and implementation of all strategic plans. Secondary Responsibilities Plan, develop and approve specific operational programs, procedures, methods, rules and regulations in concert with general policies. Evaluate committee activities that report to the General Manager. Ensure compliance with purchasing policies and procedures. Provide feedback to management staff to ensure employees are properly trained, supervised, scheduled and understand their responsibilities. Support internal controls. Minimum of two (2) years of homeowner association (HOA) management experience required – onsite preferred. Onsite experience preferably single‑family and condominium association experience. CMCA and AMS designations are a plus. Hospitality/club management background preferred. Bachelor’s degree preferred; associate’s degree or relevant experience required. Previous onsite management experience required. Strong interpersonal, supervisory and customer service skills required. Ability to set priorities, plan, organize and delegate effectively. Strong written and verbal communication skills; command of the English language required. Excellent phone etiquette. Ability to work effectively under time constraints and deadlines. Ability to read, understand and explain financial statements including balance sheets, income statements and general ledger. Physical Responsibilities Ability to sit for prolonged periods at a desk and work on a computer. Ability to occasionally stand, walk, bend or reach as needed. Ability to lift or move objects up to 10–15 pounds. Manual dexterity to operate a computer keyboard, mouse, telephone and other office equipment. Visual acuity to read printed materials, spreadsheets and computer screens. Hearing and speech ability to communicate effectively in person, by phone and in virtual meetings. Ability to work in a standard office environment with moderate noise levels. Ability to work a standard schedule, with occasional extended hours as required. Pay and Benefits Pay: $80,000 to $85,000 per year, depending on education and experience. Medical insurance – the company pays the premium for Employee Only Tier on the HSA plan. Dental insurance.
