We are partnering with a well-established construction management firm serving Southern Maine and Northern New England to identify an experienced Project Manager. The organization is known for delivering high-quality projects through integrity, transparency, and a highly collaborative approach.

The Role

The Project Manager is responsible for the full lifecycle delivery of construction projects, from pre-construction through closeout. This role owns project financial performance, schedule coordination, contract administration, and client communication while ensuring safety and quality standards are met.

The ideal candidate is highly organized, financially disciplined, and confident managing multiple stakeholders while driving results in a fast-paced construction environment.

Responsibilities

Project & Financial Management

  • Establish and manage overall project logistics and execution strategy
  • Maintain full financial responsibility for assigned projects
  • Develop, manage, and update detailed project budgets and monthly cost reports
  • Prepare owner pay applications and review/approve subcontractor pay applications
  • Acquire pricing for change orders, value engineering, and allowance reconciliation
  • Issue and negotiate owner and subcontractor change orders

Preconstruction & Procurement

  • Assist with pre-construction planning and buy-out activities
  • Review plans and specifications to develop subcontractor scopes of work
  • Issue subcontract agreements and purchase orders
  • Ensure timely procurement and delivery of materials to job sites

Schedule & Quality Control

  • Collaborate with the project team to develop and maintain project schedules
  • Enforce company quality standards through site visits, checklists, and reviews
  • Ensure compliance with prime contract requirements, documentation standards, and deadlines

Communication & Leadership

  • Lead project meetings and coordination meetings
  • Manage all project documentation including RFIs, submittals, and plan revisions
  • Provide clear, professional written communication to clients and consultants
  • Develop and maintain strong relationships with clients, design teams, subcontractors, and internal staff
  • Lead, mentor, and develop project team members through coaching and training

Safety & Closeout

  • Drive enforcement of jobsite safety protocols
  • Manage project closeout, including documentation, punch lists, and final deliverables

Qualifications

Education & Experience

  • Bachelor’s degree in Construction Management, Engineering, or related field preferred
  • Minimum of 5 years of construction project management experience

Technical Skills

  • Strong experience with cost auditing, forecasting, billing, and financial reporting
  • Proficiency with construction software such as MS Project, Microsoft Office, Bluebeam, Autodesk Construction Cloud, and Sage 100 (preferred)

Professional Competencies

  • Excellent written and verbal communication skills
  • Strong organizational skills with the ability to manage multiple projects
  • Proven problem-solving and decision-making abilities under pressure
  • High level of accountability, urgency, and ownership
  • Collaborative leadership style with the ability to develop client relationships
  • Willingness to learn new systems and accept coaching

Other Requirements

  • Valid driver’s license and insurable driving record
