Property Maintenance Technician Apply
The Property Maintenance Technician plays a crucial role in ensuring the smooth, efficient, and high-quality operation of our real properties. This position is responsible for the maintenance, repair, and upgrade of our properties, including supervising licensed contractors on the properties. The best candidate will have an eye for craftsmanship and quality, be able to produce results that last, and will possess a diligent and prideful work ethic.
Our properties include a 30,000 square-foot 58-room mid-century modern boutique hotel on an acre and a half lot, a distinctive 1924 two-story Spanish colonial office building, and two 1910-era vintage homes. All the properties are located within a mile of each other in downtown Royal Oak and three of the four have won beautification awards.
Requirements
Repairs, Maintenance and Upgrades
Conduct regular inspections of the properties to identify maintenance requirements.
Maintain and repair buildings, roofs, HVAC systems, plumbing, electrical, and other equipment in a diverse portfolio of properties, some with vintage mechanical systems, to ensure the smooth functioning and gorgeous aesthetics of the properties.
Work with the teams at each property to ensure effective collaboration.
Resolve issues promptly, efficiently, and effectively.
Budget Management
Develop and manage the maintenance budget, ensuring cost-effective use of resources.
Source and procure necessary supplies and equipment for maintenance projects.
Keep accurate records of expenses and financial transactions related to maintenance.
Safety and Compliance:
Ensure compliance with safety regulations and industry standards.
Oversee the implementation of preventive maintenance programs to minimize equipment breakdowns.
Comply with all local ordinances.
Vendor and Contractor Management:
Collaborate with external contractors for specialized maintenance, repair, and upgrades.
Manage vendor relationships, negotiate contracts, and evaluate the quality of services.
Monitor and ensure the timely completion of contracted projects.
Emergency Response:
Be available for after-hours emergencies and coordinate responses when necessary.
Qualifications:
- Proven experience in facility maintenance, repairs, and upgrades.
- Strong knowledge of HVAC, plumbing, electrical systems, painting, flooring and general building maintenance of a diverse portfolio of vintage buildings.
- Ability to manage budgets and control costs effectively.
- Knowledge of safety regulations and best practices in maintenance.
- Strong problem-solving and decision-making abilities.
- Exceptional communication and interpersonal skills.
- Proficiency in computerized systems.
- Prior experience in maintaining buildings and systems.
- Familiarity with energy-efficient and sustainable maintenance practices.
- Certification in facilities management or related field.
- Appropriate vehicle and tools for maintenance, repairs, and upgrades.
