Talent Trak is seeking a highly skilled and responsible Property Manager for an established company in the Bessemer, AL. area. Property Manager will be responsible for overseeing the management and maintenance of assigned properties. Property Manager will also handle anything related to leasing, eligibility, occupancy, maintenance, grounds care, lease enforcement, and property appearance. The role operates with a high level of autonomy, with broad objectives and performance expectations provided. The Property Manager may also supervise both administrative and maintenance personnel to support day-to-day operations.

Key Responsibilities:

- Oversee the full range of property management activities for assigned properties, ensuring efficient operation and adherence to organizational policies.

- Supervise or manage the process of leasing, including application intake, eligibility verification, lease execution, and ongoing recertification for continued occupancy.

- Direct all aspects of occupancy, including leasing units, resident transfers, reasonable accommodation requests, and compliance with relevant policies.

- Manage rent collections and posting for current and former residents. Work with residents to establish repayment plans when needed and ensure adherence to lease agreements.

- Ensure the property is maintained to the highest standards.

- Manage the turnaround of vacant units, ensuring efficient preparation for reoccupation in accordance with established guidelines, while coordinating with maintenance and leasing staff.

- Monitor maintenance work orders and conduct quality control inspections of completed tasks to ensure high standards and timely resolution of issues.

- Stay current with industry trends and regulatory changes through attendance at professional meetings, training sessions, and educational opportunities.

Requirements

- 3+ years of experience in Property Management

- In- depth knowledge of current trends and best practices in property management, with the ability to adapt operational strategies to optimize the performance of assigned properties.

- Proven ability to plan, organize, and develop operational and management systems, as well as train and guide others in understanding and following regulations, policies, procedures, and processes.

- Capable of producing detailed reports and providing clear, concise performance data to the Property Management Director, including actionable recommendations for improvement.

- Strong written and verbal communication skills, with the ability to present ideas and information clearly and professionally to a range of audiences.

- Excellent interpersonal skills, with the ability to establish and maintain effective working relationships with a diverse group of stakeholders, including coworkers, vendors, contractors, residents, government officials, and individuals from various socio-economic backgrounds.
