Property Manager

Preference Employment Solutions is actively recruiting for a Property Manager to join a local non-profit organization. Location: Fargo, ND
Type: Direct Hire, Full Time
Compensation: $45k/year, DOE
Schedule: Monday-Friday, 8am-5pm

Position Overview:
  • Manage and administer tenant lease up and compliance of assigned properties.
  • Approve income eligibility and suitability of prospective clients through third party verifications.
  • Complete move-in paperwork, tenant orientation, and prepare lease agreements.
  • Compute tenant rents and assistance payments and carry out other subsidy contract administration responsibilities in accordance with HUD Handbook 4350.3 and other HUD instructions.
  • Collect rent; maintain and monitor tenant accounts receivable reports using Yardi software.
  • Enforce lease agreements, document tenant files, and prepare eviction notices as needed.
  • Perform annual and interim re-certifications to examine tenant eligibility, using third-party verifications and Enterprise Income Verification System (EIV).
  • Assist residents with issues and respond accordingly.
  • Interact and work with social service agencies to assist residents as needed.
  • Manage the physical aspects of assigned properties.
  • Regularly complete inspections and schedule repairs for building, grounds, and common areas.
  • Inspect units for cleanliness and damage annually and upon move-out.
  • Assess charges and calculate refunds of security deposits.
Characteristics of a Successful Candidate:
  • Bachelors degree in business administration, social work, or related field; or a combination of education and experience required to perform job duties as described
  • Must have at least three years of progressive experience in a housing-related field
  • At least one year of supervisory experience required
  • Demonstrated ability to effectively interact with and communicate to diverse persons of low income
  • Adept with MS Office Suite; Yardi software experience a plus
  • Possess a valid drivers license
