Overview

The Residential Property Manager will oversee the daily operations of residential rental properties in Waynesboro, ensuring they are well-maintained, compliant with regulations, and profitable. This role serves as the primary liaison between tenants and property owners.

Key Responsibilities

  • Tenant Management & Leasing

    • Market vacant units using local channels and online platforms to maximize occupancy.

    • Screen prospective tenants through background and credit checks, income verification, and landlord references.

    • Negotiate, prepare, and execute lease agreements in accordance with Virginia landlord–tenant and fair housing laws Reddit+14Apartment List+14AvaHR+14Reddit.

  • Rent Collection & Financial Oversight

    • Collect and record rent, manage security deposits, and enforce late payment policies.

    • Track income and expenses meticulously, prepare monthly and annual financial reports for the property owner Business Trends+2RentSimple.

  • Maintenance & Property Inspections

    • Conduct regular inspections of properties (interior and exterior) to ensure safety, cleanliness, and curb appeal.

    • Coordinate maintenance requests, repairs, and hire/oversee contractors to resolve issues promptly

    • Stay current on Virginia-specific regulations—including fair housing, safety codes, and lease law—and ensure property compliance.
