Position Summary: The Property Manager is responsible for the day-to-day operations of the property, ensuring that the property meets or exceeds its financial performance targets and ownership objectives. Responsibilities include compliance, marketing, budgeting, financial management, oversight of the physical asset and supervision of the on-site team.
Requirements
Essential Duties and Responsibilities: (Must be able to perform the essential functions of this position with or without reasonable accommodation.)
- Manages community business processes including leasing, compliance, recertifications, resident relations, marketing, maintenance, budgeting, accounts receivable, accounts payable, vendor relations, and team development.
- Ensures that the individual community meets the established operational, financial, and business performance goals by inspecting the property, reviewing reports, and developing and implementing appropriate action plans to achieve results.
- Reviews, analyzes, and interprets market data to identify emerging trends that may impact the performance of the community, and works with others to develop and implement market plans that drive occupancy and revenue growth.
- Collaborates with other KCG Company team members as needed.
- Ensures timely reporting and ongoing communication about the performance of the property, and responds quickly and with urgency to concerns, questions, issues, and requests.
- Ensures the appearance and physical aspects of the community meet the Company and Owners established standards through routine site and safety inspections and communicates concerns and requests for capital as needed to provide for the physical upkeep of each property.
- Implements regulatory rent increases at lease renewal and as appropriate.
- Hires, evaluates, trains, and terminates employees according to the company policies and applicable laws, with assistance from management and/or the Human Resource department.
- Performs other related duties as assigned by management.
Supervisory Responsibilities:
- Directly supervises on-site office team members and works collaboratively with the Maintenance Supervisor and maintenance team members.
- Holds Direct Reports accountable to adherence to all policies and procedures.
- Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
Knowledge and qualifications required:
- Bachelor’s degree preferred; Minimum of 5 years of property management experience; or a combination of education and experience preferred.
- Must be proficient in Microsoft office programs.
- Low income housing tax credit (LIHTC) minimum of 2.5 year experience

Physical Demands/ Work Environment:
The duties of this position are usually performed in an outdoor setting. The employee may be exposed to fluctuating outdoor temperatures and other weather conditions while moving from one location to another. While performing the duties of the job, the employee is regularly required to talk or hear, frequently required to stand, walk, sit, or use hands and arms, climb or balance, and stoop, kneel, crouch, or crawl.
