You're proactive and forward-thinking, anticipating issues before they arise and taking initiative to keep operations running smoothly. Above all, you lead with integrity, take pride in your work, and maintain a people-first approach with tenants, vendors, and colleagues.ResponsibilitiesOperations & Vendor Management: Oversee day-to-day property operations, including repairs, landscaping, security, and janitorial services. Conduct regular site inspections to ensure all physical assets meet company standards and address maintenance needs promptly.Tenant & Stakeholder Relations: Serve as the main point of contact for merchants regarding lease compliance, maintenance, parking, and operational needs. Partner with internal leasing, marketing, and construction teams, as well as local community leaders, to support property initiatives and events.Financial Administration: Develop annual operating budgets and monitor expenses for accuracy and cost-effectiveness. Prepare monthly variance reports and quarterly reforecasts.Procurement & Capital Projects: Define job specifications and manage competitive bidding for service contracts and capital improvement projects. Oversee controllable expenses to ensure alignment with budgetary goals.QualificationsMinimum of 5 years of experience managing retail shopping centersBachelor's degree in a relevant field or equivalent experiencePrior experience managing a portfolio of propertiesStrong understanding of leases, financial statements, budgeting, and expense managementAbility to prioritize effectively and shift seamlessly between tasks in a fast-paced, deadline-driven environmentDemonstrated critical-thinking skills and the ability to evaluate issues and take appropriate actionExcellent written, verbal, and interpersonal communication skills, with the ability to work effectively with tenants, vendors, and internal teamsFlexibility to support occasional after-hours needs typical of property operationsAbility to perform essential on-site property inspections, including walking or standing for extended periods, with reasonable accommodations as neededFederal Realty Investment Trust is an Equal Opportunity / Affirmative Action employer.
