The Regional Director of Maintenance provides strategic leadership and active operational oversight for maintenance operations across a multi-property portfolio comprising about 20 apartment complexes and 2,000 units, with some commercial. This role ensures properties are maintained to the highest standards of safety, quality, efficiency, and regulatory compliance.
The Regional Director of Maintenance is responsible for driving performance, controlling costs, extending asset life cycles, and leading high-performing maintenance teams. This position plays a critical role in protecting asset value, supporting occupancy goals, and delivering an exceptional resident experience.

Key ResponsibilitiesRegional Leadership & Team Development
• Lead, mentor, and develop Maintenance Supervisors and on-site maintenance teams across the portfolio.
• Establish clear performance expectations and accountability standards.
• Actively manage schedules to optimize department performance and individuals' strengths
• Conduct regular site visits to evaluate team performance, safety compliance, and ensure best-in-class preventative maintenance and property conditions.
• Partner with Regional Managers and Property Managers to ensure alignment between operations and maintenance.
Maintenance Strategy & Operational Excellence
• Enforce a best-in-class comprehensive regional maintenance strategy aligned with company goals.
• Actively improve and standardize processes, procedures, and preventive maintenance programs across all assets.
• Drive continuous improvement initiatives to be proactive, control unnecessary costs, increase efficiency, and reduce reactive repairs.
• Monitor and ensure timely completion of work orders and unit turns.
Preventive Maintenance & Asset Preservation
• Keep current with updated compliance of preventive maintenance programs.
• Ensure all mechanical, electric, and plumbing systems, building components, and capital assets are properly maintained to optimize and extend lifespan.
• Identify long-term capital needs and manage a capital improvement planning project list and timeline with priorities.
• Manage and update schedules for teams on a weekly, monthly, quarterly, and annual basis with responsibilities for work orders, turnovers, and preventative maintenance.
•Budgeting & Cost Control
• Collaborate with Operations and Finance to prepare and manage maintenance budgets.
• Monitor expenses, identify cost-saving opportunities, and ensure fiscal accountability.
• Evaluate and approve major repair and replacement expenditures.
• Analyze labor efficiency, vendor costs, and supply usage.
Vendor & Contract Management
• Establish and maintain relationships with vendors, contractors, and suppliers.
• Negotiate pricing and service agreements to ensure competitive rates and quality service.
• Monitor vendor performance and ensure compliance with contractual standards.
Compliance, Safety & Risk Management
• Ensure all properties comply with local, state, and federal safety regulations.
• Oversee safety training and enforce company safety protocols.
• Conduct regular safety audits and property inspections.
• Lead emergency response planning and incident management for maintenance-related events.
Performance Monitoring & Reporting
• Track and report on key maintenance performance indicators, including work order completion time, unit turn timelines, preventive maintenance compliance rates, labor efficiency, budget adherence, and safety incident metrics.
• Provide regular reporting and recommendations to executive leadership.
Qualifications
• 7+ years of progressive maintenance leadership experience in a multifamily, commercial, or related real estate environment.
• Minimum 3+ years in a regional or multi-site leadership role preferred.
• Strong knowledge of HVAC, plumbing, electrical, mechanical systems, and building operations.
• Experience managing maintenance budgets and vendor contracts.
• Proven ability to lead, coach, and develop teams across multiple locations.
• Strong analytical, organizational, and problem-solving skills.
• EPA Certification required; additional certifications (CPO, HVAC, CAMT) preferred.
• Valid driver's license and ability to travel within the region.
• Proficiency in property management software (Yardi, RealPage, or similar).
