Job Title: Residential Construction Project Manager
Reporting To: Company Owner, General Manager
Job Summary: Oversee all aspects of residential remodeling and new build projects from conception to completion. Responsible for planning, executing, and closing projects on time, within budget, and to the highest quality standards, while ensuring client satisfaction. This role requires strong leadership, organizational, and problem-solving abilities.
Key Responsibilities:
Project Planning & Pre-Construction:
Collaborate with clients, architects, and designers to define project scope, goals, and deliverables.
Develop detailed project plans, schedules (e.g., using Gantt charts), and budgets.
Obtain necessary permits and approvals.
Conduct site assessments and feasibility studies.
Assist in material take-offs and procurement strategies.
Project Execution & Management:
Manage and coordinate all on-site activities, including supervising internal crews and external subcontractors.
Ensure adherence to blueprints, specifications, building codes, and safety regulations (OSHA).
Monitor project progress, identify potential delays or issues, and implement proactive solutions.
Manage project budgets, track expenses, and approve invoices.
Implement quality control measures and conduct regular site inspections.
Handle change orders and unforeseen circumstances effectively.
Communication & Stakeholder Management:
Serve as the primary point of contact for clients, providing regular updates, addressing concerns, and managing expectations.
Maintain clear and consistent communication with team members, subcontractors, suppliers, and other stakeholders.
Conduct regular project meetings (e.g., weekly progress meetings).
Document all project communications, decisions, and progress.
Post-Construction & Closeout:
Oversee final inspections and punch list completion.
Ensure proper project closeout, including final lien waivers and warranty documentation.
Conduct post-project reviews to identify lessons learned.
Required Qualifications (Skills & Experience):
Hard Skills:
Proven experience as a Project Manager in residential construction, specifically remodeling and new builds.
Strong understanding of residential construction methods, materials, and best practices.
Proficiency in project management software (e.g., Stack/ Chief Architect ).
Ability to read and interpret blueprints, schematics, and technical specifications.
Knowledge of local building codes, zoning regulations, and permitting processes in Michigan.
Experience with budget creation, cost tracking, and financial reporting.
Familiarity with construction safety standards (OSHA).

Physical Requirements: Ability to regularly visit job sites, lift materials (up to 50 lbs), climb ladders, and navigate construction environments. Valid driver's license and reliable transportation.
