The Opportunity We are looking for a Senior Project Manager who can take a project from ground breaking to closeout and own it completely. That means preconstruction, budget, schedule, subcontractor management, owner relationship, and final closeout. No hand-holding. No bureaucracy around decisions that should not need a committee. You bring the experience, the judgment, and the discipline. We give you the work and the authority to deliver it. This is a critical hire. As our federal pipeline and private portfolio scale, we need someone who has done this before at a high level and can contribute from day one. What You Will Own Full project lifecycle management — preconstruction through closeout — on commercial, institutional, and federal projects ranging from $1M to $15M+ Subcontractor selection, contract negotiation, buyout, and ongoing performance management Project budgets, cost reporting, change order management, and owner billing Schedule development, management, and recovery Owner, architect, and engineer relationships from kickoff through final turnover RFI and submittal management, including federal project compliance (VA, GSA) — Schedule of Values development and federal billing processes Site safety oversight and full compliance with applicable standards Project closeout documentation, punch list execution, and owner turnover packages What We Are Looking For This role requires someone who has managed the full arc of a construction project — not just the middle. Ground-up building construction experience is essential. Candidates whose background is exclusively tenant fit-out or interior renovation work will not be considered. Required 10 or more years of project management experience in commercial, institutional, or federal construction Demonstrated ground-up project experience — building from foundation to certificate of occupancy Working knowledge of Procore and Bluebeam Strong schedule management skills using MS Project or equivalent Ability to read a complete set of construction documents and translate them into an executable plan Clear, direct communication with owners, subcontractors, design teams, and internal leadership Critical thinking and problem-solving discipline — you identify issues before they become crises Strongly preferred Experience with federal construction programs — VA, GSA, DoD, or similar agencies Familiarity with federal compliance requirements including FAR, Davis-Bacon, and federal RFI and submittal processes Degree in construction management, civil engineering, architecture, or a related field PMP or CCM certification (a plus but not required if experience speaks for itself) Compensation and Benefits Base salary: $125,000 to $160,000 depending on experience Performance-based bonus 401(k) with company match Medical, dental, and vision insurance Cell phone reimbursement Paid time off Real growth opportunity in a firm actively expanding its contract portfolio Who Thrives Here We are a lean, direct team.
