Loudermilk Homes is seeking a highly motivated, self-starting Builder/On-site Superintendent to oversee the construction of custom, high-end, luxury new-construction residential homes. This is an exciting opportunity to manage 2-3 unique projects simultaneously in the stunning Highlands/Cashiers area of Western North Carolina.
About the Opportunity
- Role: Builder/Superintendent (On-site)
- Location: In-person in the Highlands-Cashiers Plateau area (including Highlands, Cashiers, Glenville, Sapphire, NC)
- Targeted Projects: Management of 2-3 customs, luxury home builds simultaneously.
- Compensation: Competitive salary commensurate with experience
Key Responsibilities
The Superintendent is the single point of on-site command, ensuring projects are completed with superior quality, on schedule, and within budget.
Project Management & Quality Control
- Daily Management: Oversee all daily construction activities and aggressively maintain project timelines and schedules.
- Quality Assurance: Conduct daily inspections of all homes under construction to ensure compliance with plans, specifications, and the company's highest quality standards.
- Closeout: Drive project closeout and completion, including the timely execution and finalization of all punch list items.
Trade & Site Management
- Subcontractor Relations: Motivate and manage subcontractors and suppliers to achieve top-tier quality and performance.
- Safety: Strictly enforce job site safety by ensuring all trade contractors are compliant with OSHA regulations and company safety standards.
- Site Presentation: Maintain exceptional job site cleanliness, organization, and a positive professional representation of the company.
Communication & Administration
- Technology Use: Utilize internal construction management software daily to update Schedules, To-Dos, Daily Logs, Bids, Photos, and Timesheets.
- Client Relations: Professionally interface with clients, utilizing a deep awareness of construction detail to deliver homes that consistently exceed customer expectations.
- Professional Relationships: Develop and maintain positive, professional working relationships with all local building inspectors, municipality personnel, subcontractors, and suppliers.
- Cost Management: Proactively communicate with management to identify and implement strategies to reduce building costs and improve cycle time.
Minimum Job Requirements
- Experience: 3+ years of documented, hands-on Custom/Luxury Home Building track record (Required).
- Software Proficiency: Experience with construction management software (e.g., BuilderTrend, CoConstruct, Procore, etc.) is highly preferred.
- Relocation: Reliably commute or plan to relocate to the Western North Carolina region before starting work (Required).
- Work Ethic: Must be a self-starter with a strong desire to learn and continuously improve processes.
