Technical Manager.Strategic Land & Early-Stage Development.Maidenhead & South East.Highly Competitive Package.Cognisant are working exclusively with a residential developer to appoint a Technical Manager within their development team.This role focuses on the technical assessment and unlocking of large-scale residential development opportunities, supporting land acquisition and planning promotion across London & South East.Working at the earliest stage of the development lifecycle, the position offers the opportunity to influence major new communities years before they enter delivery, identifying constraints, developing infrastructure strategies and ensuring sites are technically viable.The role will work closely with land and planning teams, as well as multiple regional divisions, providing the technical insight that underpins land decisions.Key ResponsibilitiesPreparing technical due diligence reports to support land acquisition and site promotionIdentifying site constraints and developing technical strategies to unlock development potentialSupporting planning teams with technical input into planning applications and promotion strategiesManaging and appointing external consultants across highways, drainage, infrastructure and environmental disciplinesPreparing technical cost estimates to inform land valuation and acquisition decisionsReviewing and challenging consultant designs to ensure cost-effective and deliverable infrastructure solutionsDeveloping strategies for utilities and off-site infrastructure connectionsProviding technical input into site masterplanning and early-stage design workReviewing and contributing to technical agreements including S38, S278 and S104Communicating complex technical matters clearly to support commercial decision-makingThe Ideal CandidateCandidates will likely come from a technical role within residential development or consultancy, with experience supporting larger-scale development projects.You will demonstrate:A degree in Civil Engineering or related disciplineExperience in a Technical, Engineering or Development role within residential development or infrastructure consultancyStrong understanding of planning processes, development constraints and infrastructure designExperience reviewing technical work across highways, drainage, flood risk and utilitiesThe ability to identify risks and solutions at early project stagesStrong communication skills with the ability to explain technical matters to non-technical stakeholdersWhy This Role?This is an opportunity to join a well-capitalised residential developer working on large-scale strategic sites that will deliver thousands of homes over the coming years.The role offers exposure to:Land acquisition and strategic site promotionMajor residential masterplanning projectsEarly-stage development decision makingCollaboration with multiple regional development businessesFor a confidential discussion, please contact Dan Petrie,
