Overview

WS is seeking a Tenant Construction Manager, Retail to join our Tenant Construction team! This is an outstanding role that will drive the best outcomes for all assigned projects in the portfolio and will report to the VP of Tenant Construction. Our ideal candidate will be a self-starter with previous experience with retail construction projects, passion for retail and strong project management abilities.

What you’ll Do

  • Be an independent contributor that takes complete ownership for assigned portfolio of projects, driving permitting and construction process ensuring best possible rent commencement dates
  • Bid, level, and manage Architectural Design Team and General Contractor for any project assigned to you. Oversee and track schedule, budget, and all Delivery obligations associated with executed and/or actively negotiated leases, to ensure we are fully understanding risks and meeting all lease requirements.
  • Maintain relationships with Tenants, as well as their consultants/contractors. Support each Tenant with from lease execution, through design, permitting, and construction to ensure a successful opening.
  • Manage critical milestones for assigned projects and provide feedback/insight to staff, leadership, and/or cross functional team and raise risks/concerns that can cause delays (and help the Tenant to avoid them before said delays occur).
  • Conduct site visits as required (weekly/monthly) to ensure that projects are meeting schedule, budget, and lease obligations within the scope of work. Reports project progress to leadership, cross-functional partners, and onsite team.
  • Independently execute projects up to $5M in value with the ability to navigate through various nuances and understand how to get a deal done when presented with a scope.

Requirements

  • Bachelor’s degree in Construction Management, Engineering or Architecture with 5+ years of experience in a similar role. Previous experience executing retail projects is required for this position and only applicants with this experience will be considered.
  • Excellent communication skills with the ability to articulate construction requirements across various disciplines.
  • Ability to drive projects to completion within budget and time constraints and strong client services skills
  • Exceptional negotiation and follow-up skills.
  • Extensive experience with developing, reading and understanding a budget.
  • Ability to travel to the assigned projects in the portfolio.
